The clients, a retired couple who relocated from the Northeast, built their dream home in Northern Virginia with one non-negotiable priority: an outdoor living space that could be used year-round in comfort. The 920 square foot screened-in porch was envisioned as a true extension of the home — a space for morning coffee, evening entertaining, and everything in between.
District-AV was engaged during the pre-construction phase, allowing our team to design the electrical and AV infrastructure before the porch framing was complete. The result is a fully automated, weather-aware outdoor room controlled entirely from a sleek in-wall Control4 touch panel or any smartphone on the network.
Scope of work included:
- 4-zone weather-rated distributed audio using Sonance outdoor speakers with independent volume control per zone
- Two SunBrite Pro Series 55″ weatherproof 4K displays mounted at optimal viewing angles for the dining and lounge areas
- Motorized retractable screens on all four open porch faces, integrated with a rain sensor for automatic closure during storms
- Control4 in-wall 7″ touch panel with custom-programmed porch scenes (Entertain, Relax, Movie Night, Storm Mode)
- LED soffit lighting integrated into Control4 scenes with full dimming and color temperature control
- Climate sensor integration — the system monitors temperature and humidity and suggests or auto-activates ceiling fan speeds
- Single-tap “Goodnight” macro that powers off all displays, lowers audio, raises screens, and dims lighting on a schedule
