Lighting is one of the most transformative and underappreciated elements of a smart home. For this 9,800 square foot custom residence, District-AV designed and installed a 48-zone Lutron RadioRA 3 lighting control system that gives the homeowners complete command over the ambiance and energy efficiency of every room in their home.
The system was installed during new construction, with Lutron’s clear-connect radio frequency technology eliminating the need for a dedicated wire run to every switch — a significant advantage that simplified coordination with the electrical contractor. Every fixture in the home, from recessed cans and pendants to under-cabinet and landscape lighting, is dimmable and scene-programmable.
Occupancy and vacancy sensors were installed throughout, and the system was configured with daylight harvesting in the great room and kitchen — automatically adjusting artificial light levels based on available natural light. The estimated annual energy savings from dimming and occupancy sensing is approximately 30%.

- Lutron RadioRA 3 main repeater with Caséta Pro keypads at all entry points and major living areas
- Scene programming: Morning, Day, Evening, Entertain, Movie Night, Away, Goodnight — all one tap
- Occupancy sensors in all secondary bedrooms, bathrooms, laundry, and pantry
- Daylight harvesting in great room, kitchen, and home office
- Landscape and pool lighting integration via low-voltage Lutron outdoor dimmers
- Full integration with Control4: single interface controls lighting, AV, shades, and climate
- Geofencing automations: exterior lights illuminate automatically as the family arrives home
